Issues as important and complex as affordable housing demand innovative solutions. When those solutions engage government, non-profits, business people, and the families in need of housing, they can make lasting, positive change.
For 24 years, the New Hampshire Community Loan Fund and its public and private partners have pioneered a manufactured housing strategy that both preserves existing affordable (or workforce) housing and creates a bridge for working families to become homeowners.
Our oldest initiative, the Manufactured Housing Park Program, helps residents of manufactured housing parks (historically called mobile home parks or trailer parks) form cooperatives and purchase the land under their homes. Since 2003, the Loan Fund has also provided mortgage loans for homeowners and homebuyers in resident-owned communities, and has developed new cooperative parks.
The Loan Fund's innovation and expertise in converting manufactured housing parks is recognized nationally. In May 2008, we launched a national organization, ROC-USA, to spread our strategy across the U.S.
In addition to our manufactured housing work, our Community
Housing Program helps nonprofit organizations develop rental housing. We assist individuals with Individual Development
Accounts, which help
low-income participants save for a home (or for a
business or education).

Community facilities, including child care centers, soup kitchens and legal services offices, provide essential services to low- and moderate-income individuals and families throughout New Hampshire.
These organizations often cannot obtain financing from traditional sources for renovations, expansions, or to purchase land or a building. The Loan Fund provides loans and technical assistance to child care facilities and non-profit facilities to help them serve families and communities.
The Loan Fund is committed to creating markets and opportunities for people to find and retain good jobs, or create their own jobs by starting businesses. Better jobs can mean improved working conditions, better benefits, higher wages, security, advancement opportunities, and flexible hours.
MicroCredit-NH works with self-employed people and business owners with up to five employees, known as microenterprises. It connects them to loans, business training and networking opportunities to develop strong businesses and increase incomes, and is the only statewide provider of both loans and business training.
Our Direct Care Workforce Initiative seeks to improve the quality of jobs for nursing home and home care workers through advocacy and through Quality Care Partners, Inc., a company that trains and employs licensed nursing assistants in private homes and facilities.
Vested for Growth, one of the newest Loan Fund programs, is a new source of capital for growing businesses in which owners share decision-making, profits and strategic planning with employees.
